Dirty Deeds by Hasidic Developer Leave Families Facing Eviction
A real estate developer with close religious and social ties to the Lubavitcher Hasidim community managed to swindle 40 families out of their homes in what the Daily News describes as one of the biggest scams of the recent housing crisis.
Eliyahu Ezagui sold pre-construction homes to 40 different families in Crown Heights, and years after the buildings were in place and the families moved in, he took out mortgages on the condos and left the country. Both the names of the buildings and the addresses on Lefferts and East New York Ave. had religious significance, which apparently lulled the home buyers into a sense of trust and solidarity with Ezagui.
One husband and father of six said, "We trusted him, we thought we knew him, he told us he had the blessing of the grand rabbi. We had contracts, so we gave him the money." But they never got the deeds, which is how Ezagui could take out $15 million in mortgages on the homes.
Mortgage payments weren't made, so now the families face eviction from the banks Ezagui borrowed from. And Ezagui, who fled to Israel, is shedding crocodile tears over the mess he's created for people who trusted him. "I was stuck and it hurts and I feel sorry for those people."

How did these people give him the money without the deed being ready?
Where were their lawyers when the money was being paid, and why didn't their lawyers refuse to let their client pay without getting a deed in return?
Also, how were the buyers able to get mortgages from a bank if there was no deed?
If they paid in cash and simply trusted the developer based on his name, then I feel bad for them but it was the chance that they took.

You don't understand, "770" and "613" blinded their perception. Also, they get brochos from the Rebbi even now,14 yrs AFTER his petirah. They live in a different world, and if someone waves the "Rebbi flag", they instantly believe.
if you think that the influence of a tzaddik, any tzaddik, decreases at all after a histalkus or petira or whatever you want to call it, you are living in a fantasy world my friends. why bother going to the machpela in hevron then?
instead wake up and learn how the Torah not only permits but encourages us to ask a tzaddik to bring down the brochos from above.

I heard that Rubashkin will bail out this Osdoba family - the one in the Daily News Photo, saving him from eviction.
This Osdoba Junior is not just a "poor teacher" he works for Rubashkin's CHK Kashrus, multi million dollar Kashrus empire.
It should be no problem at all, for Rubashkin, to allocate a few hundred thousand dollars ("Small change" in comparison to what the CHK rakes in,) to help keep the Osdoba-Junior, family from nebech, facing eviction chas vesholom.
Besides, since Rubashkin has not paid Rabbi Schwei, for years, he has hundreds of thousands of dollars accumulated, at Rubashkins disposal, from Rabbi Schwei's salary, so it should be no problem at all, for Rubashkin to use Rabbi Schwei salary, to pay for Osdoba Junior's mortgage instead.
